It lacks the packaging of it.

A commercial assessment of Express Property Services based on publicly available information, structured around three questions: where EPS is strongest, where it loses ground to competitors, and what I would do in the first two weeks to turn that into new maintenance contracts.

This response is based on publicly available information only and should be treated as an initial commercial assessment rather than a final recommendation. Priorities and next steps would be refined after a conversation with the owner and a clearer view of internal goals, current capacity and business priorities.

A strong, experienced multi-trade business — with an underdeveloped commercial voice.

EPS comes across as experienced, practical and well established. Founded in 1999 and run by the Hammick family for over two decades, with contracts ranging from Andrews and Anne James to Liverpool Victoria and Bilfinger Europa, its business is strongest not as a general maintenance company, but as a multi-trade partner for organisations managing properties, tenants, residents and occupied sites.

EPS's main weakness compared to competitors is not a lack of quality, but a weak packaging of quality. Experience, team, clients, reviews and practical expertise are already there — what is missing is a fresher, commercially sharper presentation.

The three audiences with the strongest fit

These segments match the way EPS already works and offer the highest potential for repeat contract work.

Estate & Letting Agents

Recurring reactive maintenance across managed stock. EPS already works with Andrews, Anne James and similar — the proof base is there.

AUDIENCE 02

Block Property Management

Communal areas, resident-facing repairs, multi-trade response. A natural fit for EPS's breadth and out-of-hours capability.

AUDIENCE 03

Facility Management Companies

B2B subcontracting with predictable volumes. EPS already supports Bilfinger Europa — a credibility asset that can be leveraged further.

And 77% vs 2023. Expectations around service quality, speed and communication are rising — which is exactly the ground where EPS is already strong. The problem is not what EPS delivers. It is how clearly that delivery is communicated to buyers.

An under-used asset worth highlighting

EPS already runs a client-facing job tracker system that lets landlords and letting agents remotely log in and see live progress on each job. This is the kind of operational infrastructure that smaller competitors cannot match — but it is almost invisible on the website. Re-packaging this as part of the commercial offer would directly address buyers' biggest pain: "I never know where my job is."

Four Bristol and South West competitors, each strong in a different way. The pattern is consistent: EPS tends to be stronger on depth of proof and relationship warmth, and weaker on how clearly its offer is presented by audience.

Three changes I would make first.

None of these require rebuilding the brand. Each one tightens what already exists and makes it easier for the right buyer to say yes.

Sharpen sector messaging

Current pages explain who EPS works with, but rarely turn that into a clear commercial message for each audience. Lettings, block management and FM need their own language, their own pain points and their own proof.

Refresh proof and trust signals

Update social media, re-present existing testimonials and case studies so the business feels active and current. The raw material is strong — it just needs to be brought forward rather than buried.

Stronger CTAs and lead paths

The website should make it easy for a visitor to identify themselves ("I manage a block", "I run a lettings portfolio") and understand the next step without having to hunt for it.

Secondary opportunity — medium-term

Because EPS is a family-run business, building the owner-led side of the brand — sharing more of the company story, leadership personality and values — would strengthen trust in relationship-led B2B sectors. I would treat this as a medium-term option, depending on the owner's preference and longer-term plans.

What I would actually do in the first two weeks.

The goal: help EPS win more maintenance contracts and generate new opportunities — without leaning on paid media as the primary growth driver. For a business like EPS, clearer positioning, stronger proof and more targeted outreach produce higher-quality opportunities than cold paid advertising.

One practical note on speed

I have extensive hands-on experience in design, photography, video and content production — so a meaningful share of the early website and social media improvements can be delivered quickly, without significant external support or additional cost. That shortens the gap between decision and visible output.

AI as support, not as a replacement for judgement.
